With established and modern amenities, Westbrook is the perfect place to raise your family near key education, employment, and development opportunities.

Residential Market

Westbrook is an attractive option for first-time home buyers, investors, and families looking for spacious living and modern, local amenities. The residential market has shown strong growth in the past decade, surpassing the nearby suburbs of Tarneit and Point Cook.

In March 2024, the median house price in Truganina was $650,000 with an annual growth rate of 6.2%.

With a median price of $376,000, the affordability of land further enhances Westbrook's appeal, making it an attractive option for first-time home buyers, new home builders, and families looking for wide lots and spacious living.

Additionally, Westbrook offers lucrative opportunities for investors with a median weekly rent of $500 for houses, yielding a high gross rental return of 4%.

Growing Community

Westbrook is characterised by its youthful and vibrant demographic, attracting new and growing families alike.

The average age of residents is around 30 years, which translates to a vibrant and flourishing community.

Approximately 66% of households in Westbrook are families with children, who live in a spacious 4+ bedroom home - a dwelling size typical of the area.

Furthermore, the average household income in Truganina is around $110,500, almost 12% higher than the Greater Melbourne average.

The population is projected to grow by 19% between 2024 and 2034, driven by internal and interstate migration, housing affordability, excellent amenities, and proximity to job opportunities.

This demographic expansion is expected to drive demand for housing, ensuring sustained property value growth and rental demand, reflecting the area’s economic stability and affluence.

Education Amenities and Development

Education is a cornerstone of the Westbrook community, with numerous existing and planned educational and early learning facilities.

Established schools include Garrang Wilam Primary School, Truganina P-9 College, and Westbourne Grammar School.

Bemin College opened both its junior and senior campuses in January 2024, the first secondary school in Truganina. The senior campus, for years 10 to 12, is located on Morris Road in Westbrook.

With so many young families in the area, early learning centres are in demand. Already more than 10 community or commercial childcare centres are operating within the estate.

Transportation and Employment Links

Connectivity is at the heart of Westbrook's growth and lifestyle advantages.

The local area is already serviced by Tarneit Train Station, located within Westbrook next to Tarneit Park Hub and the newly opened Club Tarneit.

Club Tarneit is a brand new dynamic hospitality venue launched in May 2025, owned and operated by the Werribee Football Club.

Tarneit Park Hub on Leakes Road features a large Bunnings Warehouse, fitness centre, automotive services, swim school and other community services.

On the opposite side of the road is Tarneit Central, home to Kmart, Coles, Aldi and Harris Scarfe alongside 45+ specialty retailers.

The Victorian Government has also committed to building Truganina Train Station, near Westbrook’s northeastern boundary, one stop closer to Melbourne’s CBD than Tarneit Train Station.

Commuting to Melbourne’s CBD from Tarneit Train Station currently takes less than 30 minutes.

Truganina is poised to become a key residential and employment hub with extensive commercial infrastructure planned nearby.

The Melbourne Business Park, a 260-hectare commercial site, is underway and expected to become the state’s largest industrial precinct.

The nearby future East Werribee Employment Precinct and Werribee National Employment and Innovation Cluster will provide further jobs, particularly in professional services, construction, healthcare, and social assistance sectors.

Truganina and its surroundings are also well-served by major roads, making it easy to travel to and from the area.

The M1 freeway also offers a direct route to Melbourne’s CBD or Geelong by car.

Bus stops are also dotted throughout the suburb, serviced by bus routes 151, 152, 160, 167, 170, 180, and 182.

The suburb will also soon benefit from the West Gate Tunnel Project, which will significantly improve traffic flow and reduce congestion as the population of Melbourne’s West continues to grow rapidly.

Scheduled for completion by November 2025, this project will offer a vital alternative to the West Gate Freeway while increasing connectivity between our western suburbs and Melbourne's CBD.

 Retail and Recreation Facilities

Truganina residents benefit from an array of new and established retail options, including the future town centre and two local shopping centres.

Find Tarneit Central on the corner of Morris and Leakes Roads and only six minutes from Westbrook. The centre provides ample shopping, dining, and entertainment options. Retailers include Guzman y Gomez, Kmart, Coles, and Aldi.

Since May 2024, Tarneit Park Hub has serviced Truganina and the surrounding suburbs. This large format retail precinct sits adjacent to Tarneit Central Shopping Centre and includes retail, health, and hospitality amenities including Bunnings Warehouse, Fernwood Fitness, Jump Swim School, Repco, and Hungry Jacks.

Local parks and reserves such as Central Park Truganina, Mainview Reserve, and Allura Playground offer green spaces for recreation and family outdoor activities.

Planned developments include a Future Community Centre, Tarneit Town Centre, and Future Indoor Recreation Centre off Morris Road. These additions will include ample commercial and residential opportunities.

Not far north, a brand new 15,000-seat stadium will be the centrepiece of the $2 billion stadium precinct on Sayers Road in Tarneit.

Wyndham Stadium Precinct is coming with the first phase of construction starting in 2024, Ironbark Fields and Ironbark Pavilion.

This first stage features training facilities, three football pitches, and a two-storey pavilion with capacity for 5,000 spectators at the main pitch.

The centrepiece is a purpose-built soccer stadium that will be the future home of Melbourne A-League club Western United Football Club with 15,000 seats.

Subsequent stages will include accommodation, entertainment, hospitality, indoor sports, education and medical services across the precinct.

Invest in a thriving community at Westbrook in Truganina – a smart choice for families and home owners seeking modern living, key amenities, and strong growth potential.

As Westbrook grows, so do the immense employment opportunities. The planned developments promise a well-rounded lifestyle within a short drive and positive residential and community investment potential.
